CONFIRMING YOUR RESERVATION

By submitting the rental deposit, the Party Leader is stating that all persons occupying the accommodation have accepted these Terms and Conditions of this Rental Agreement. The Party Leader will be responsible for the full cost of the accommodation and other services contracted.

DEPOSIT

All dollar amounts are US dollars and should be paid in US dollars. A deposit of 50% of the total rental fee is payable to confirm the reservation. Christmas, New Years and Easter bookings require 70% deposit. The deposit is due within 7 days of the booking to confirm and guarantee your reservation. Failure to make this payment subjects your reservation to cancellation.

FINAL PAYMENT

Final and total payment on this invoice must reach Manicou River Resort not later than 30 days prior to commencement of the rental period.

METHOD OF PAYMENT

All payments are made by US$ bank transfer, or Paypal.

CANCELLATION POLICY

Manicou River Resort must receive notice of any villa and cottage cancellation in writing by fax or email.

• a cancellation fee of 20% of the rental fee will be charged on all cancellations occurring 30 days or more prior to arrival date.

• a cancellation fee of 50% of the rental fee will be charged on all cancellations occurring between 30 days and 7 days prior to arrival date.

• a cancellation fee of 100% of the rental fee will be charged on all cancellations occurring 7 days prior to arrival date.

• there will be no refunds granted for no shows, late arrivals or premature departures, reduction in number of persons in your group. Subletting to another party is not permitted. Please send your payments in on time to avoid cancellation of your reservation.

CHANGES AND REFUNDS

Manicou River Resort will make every effort to assist you if you need to amend your booking. All amendments must be made in writing and in the name of the signatory on the Booking Form. The requested amendment may be taken as a cancellation or re-booking, in which case the normal cancellation charges detailed in the Cancellation Policy shall apply depending on the conditions applied by the particular villa or cottage being cancelled. There will be no refunds granted for late arrivals or premature departures.

MAXIMUM OCCUPANCY

Only the persons named in the Booking Form are entitled to stay at the villa or cottages without prior arrangement. We ask that clients respect the stated maximum occupancy as these villas and cottages are provided based upon specific agreements. We rent to family groups and responsible adults only. Absolutely no house parties or functions such as weddings are allowed without advanced written permission.

RESORT RULES

The cottages are non smoking and we request that smoking guests smoke outside in designated areas.

We are a nature reserve, so please no loud noise after 11pm

Any guests found to be abusive to resort staff or other guests will have their rental agreement terminated and no refunds granted.

RATES DO NOT INCLUDE

Homes are provided on a self-catering basis and most incidental personal services are not included in the rates quoted. Not included are long distance phone, damage deposit, extra housekeeping other than noted, food or beverages, lodging cancellation protection, airport greeting, transfers, transportation, car rental, rental bedding, child care supplies and child-proofing services, sight-seeing tours, activities, baggage handling at airport or at Manicou River Resort, sports and water recreation supplies.
